Residential Property Sales:

1% to 1.5% + VAT of the sale price (standard is 1.5% + VAT)
Example: €300,000 home → €4,500 + VAT at 1.5%
Marketing costs: €300–€500 typically charged separately
Covers professional photography, brochure design, portals, boards, etc.
Auction Sales: May charge a fixed upfront fee (e.g. €1,500–€2,500) plus a success fee

Fees

Commercial Sales:

1% to 1.5% + VAT, depending on asset value and complexity
Larger deals may have a sliding scale (e.g., 1.25% on first €1m, 1% thereafter)

Valuations

We provide Blue Book-compliant valuation reports for a wide range of purposes, tailored to your specific needs and supported by our TEGOVA REV compliant and PSRA licensing.

Valuation services include:

Commercial & residential property valuations
HSE Fair Deal valuations
Probate and inheritance tax valuations
Mortgage valuations (for all major lenders)
Local Authority and public body valuations
Valuations for rent reviews, lease renewals, and acquisition/disposal
Expert witness reports and litigation support
Compulsory Purchase Order (CPO) and compensation valuations

Private Valuation Reports:

Residential valuation (e.g., Fair Deal, Probate, Transfer):
€250–€350 + VAT per report (depending on property type and location)
Commercial valuation:
€500–€2,000 + VAT depending on complexity and property type

Fees

Specialist Valuations:

CPO/Compensation Reports: €750–€3,000 + VAT (project-based)
Mortgage valuation (via panel):
Fixed fee set by bank/lender (tbc)
Court/expert witness reports: Priced per hour or project basis
€150–€250/hr for preparation and testimony

Lettings

Whether you are letting a single property or managing a large portfolio, we handle every step to secure reliable tenants and achieve optimal rental income.

Letting services include:

Free rental appraisals based on local demand
Advertising on Daft.ie, Thomas Halley Auctioneers Website and social media
Tenant screening: references, ID checks, credit history
Lease drafting and execution (Residential Tenancies Board-compliant)

Managing of the property

Let-Only Service:

Residential lettings:
8% of annual rental income managed plus VAT or 1 month’s rent + VAT non managed once off fee (e.g., €1,200 rent = €1,200 + VAT fee)
Includes advertising, viewings, tenant screening, lease prep, deposit handling
Commercial lettings:
10% of annual rent + VAT is typical managed
1 month’s rent + VAT non managed once off fee
Larger units or institutional landlords may negotiate flat fees
